What is the Essential Housing Program?

In addition to our market-rate residences, Oakhouse offers a set of its luxury apartment homes to households earning below 80% of AMI. This includes essential workers in industries such as law enforcement, healthcare, education, military, restaurant, retail, grocery, and many more. We offer these residences to support a sustainable community with attainably priced housing where households can live proximate to their jobs and the neighborhoods they keep thriving.

How do I qualify for Essential Housing?

When browsing through our online availability, please use the following guidance to determine the income limits for our Essential Housing program.

  • Eligible households include those with incomes that do not exceed the income limits on the chart below. The income limits are based on household size and reflect gross annual income earned from all sources (before any deductions). Please note that total income includes secondary sources such as bonuses, second jobs, freelance work, investments, and other additional earnings.
  • Additionally, all households must meet our minimum household income requirement of 2.4x the monthly rent.
  • To ensure a great fit for our community, we perform background and credit checks, as well as verify eviction and rental history, during the application process. This helps us foster a secure and friendly atmosphere for all residents. If you have any questions, please contact our leasing team.
